My partner and I have rented with Maple Leaf Property Management for about 4.5 years now and, overall, they’ve been great to work with — pretty responsive, consistent, and generally easy to deal with. Just don’t expect “on-site” responsiveness like a luxury apartment would; their job is to manage properties for owners, not act as the owners themselves.
That said, we recently noticed their maintenance request system now uses some kind of AI to “reword” submissions. While the automation is great and saves time, it ends up rewriting your message in overly polished, robotic language that sometimes changes what you’re actually reporting. A maintenance request doesn’t need a rewrite — it just needs to capture the issue as the tenant describes it.
If they could fine-tune or disable that rephrasing feature, the system would feel a lot more human again. Otherwise, solid company — just leaning a little too hard into the AI features too fast at the moment.

Just wanted to give a huge shoutout to my property manager at Maple Leaf for being AMAZING to work with.. in an industry full of non communication, non personal connections and bad reputations, Coco Quinlan is absolutely FANTASTIC to work with, and I would recommend her to any of my friends or family. STAY AWAY. Maple Leaf rented us a property that was not habitable. While the experience caused us significant stress, health concerns, and financial strain, I’ll stick to facts that are fully documented.
Our property manager was Jen.
While there were numerous issues with the property, the largest included:
Flooding, Asbestos, and Construction
-Flooding from rain seeped into the basement (which was used as a living space and bedroom), soaking the carpet and damaging furniture.
-The downstairs was consistently at 75% humidity before and after the flooding, indicating structural issues. (Mold risk is significantly higher above 70%.)
-In fixing the damaged carpet, it was discovered there was cutback residue and old tile underneath, both of which likely contained asbestos considering the age of the building. We asked for the flooring to be tested for asbestos and were initially approved, but Maple Leaf later reneged.
-Wu Construction were hired to examine the damage and determined a french drain needed to be installed leading to the sump pump (all under the carpeted main living space). Despite multiple objections, Maple Leaf moved forward with installing the french drain (which required ripping up the cutback/mastic and tile and destroying the foundation) without performing the legally required asbestos survey and while renters lived in the space.This disturbance made any potential asbestos friable, again without being tested as legally required.
Rats in the Attic and Property
-Rat feces were located in the garage. After hearing scuffling above a bedroom, we found rats were also in the attic. The attic entry was simply taped off with brown paper instead of a proper attic entry door, and you could see the rats stepping on the paper (like everything else, we have evidence).
-Green City Pest Control was called to inspect. The exterminator said the droppings need to be cleaned up immediately for health concerns. Jen relayed that Maple Leaf would review bids first as “[The owner] may require a third bid because of the high cost.”
Smoke Detectors and Furnace Air Filter
-Smoke detectors were not properly installed in all rooms.
-We noticed a smell whenever the air turned on. After examining the air furnace, we discovered that the air filter for the furnace was caked in paint and had fallen inside the furnace itself, which would have easily caught fire. Air was circulating through the house without being filtered (likely spreading any potential contaminants, such as the exposed tile in the furnace room or rat feces in the attic).
We were denied a walk through after choosing the property. (Per Jen: “We don’t do a walk through with tenants but you have seven days to add any additional info you’d like to be included as the initial move in status.”) We voiced our concerns at every step and eventually asked to leave. Maple Leaf eventually relented and allowed us to break the lease without penalties, essentially admitting fault.
Throughout this process, our correspondence with Jen was marked by misleading statements and condescension. Maple Leaf never claimed responsibility for the situation they put us in and they have yet to even offer a sincere apology. The home was beautiful and perfectly fit our needs, but due to Maple Leaf’s negligence, we were unable to stay and moved out 40 days later.
Months after leaving the house, Jen informed us of a $600 charge for damage to blinds in a bedroom window. We stated that these damages weren’t from us (backed up with various pictures from our move out) and Jen still threatened us with collections. We paid the fee and after continuing to argue our position, it was later refunded to us, as they knew the charge was fictitious to begin with. As an aside, the initial charge was outside the legal 30 day timeframe.

Do not trust Maple Leaf. Then rented an unlivable house and fought us constantly when we tried to rectify the situation.
