Very Important Notes for Out of State/Beginning Investors to Consider Before Contacting: - Purchasing in NYC 99.99% of the time will require at least 20% down to compete with other buyers (despite an FHA or VA loan pre approval - otherwise you may be required to buy very expensive Private Mortgage Insurance which will cost you much more and defeat purpose of low down payment) UPDATE: in 2023, Citibank now offers a program where you can put a minimum of 3% on single family, 5% on condo/coop and 10% on multifamily with PMI covered. Most Manhattan condo sellers may still require at least 10% A few areas that I focus in: New Development, Off-Market Listings, Helping First Time Buyers in NYC Customers I focus on: Investors, Primary and Pied-a-terre Clients in NYC Compass Concierge Service: My brokerage (and only my brokerage) can lend sellers up to 5% of sale price (up front, no money down) for light renovations, staging etc. 82% of properties that let us help in this way sell within 90 days at an average of an 8% higher sale price.

I was born in Missouri and have lived all over the Midwest. I have worked in a number of different business careers for the past 10+ years in different areas such as accounting, credit, entrepreneurship and real estate investment consulting. I recently relocated from Denver, CO after working at Evolve Vacation Rental, a nationwide vacation rental management company. Within the company I founded the Home Buyer Consulting Division. I personally consulted over 1,000 clients on purchasing over $50,000,000 worth of vacation rental property nationwide. I decided to practice what I preached and chose Branson as the place for my very first investment property. I decided it was time to get serious about real estate and got my Real Estate license December 2020. I have put 84 deals under contract since then, almost all of which are nightly rentals. I primarily work with out of area or out of state investors looking to purchase a nightly rental since this market is niche for that sub asset class.
