Ground up self storage business - need guidance

We have a piece of property roughly worth over $1 mil. Our options are limited on what we can do with it due to egress and access issues. We are looking into building a large self storage facility but need guidance on all aspects from ground up including financing options.

@Dustin Suiter - I do indeed have some knowledge & experience with Self Storage Developments & Conversions.  In fact we have a 3-Day Developer's Academy that we conduct once a year, most recently this past summer 2018.

Please feel free to PM me and I'll give you some quick insight as to a high-level approach (as in the 30,000 foot view) to what you realistically need to do to determine if it's feasible and how to do some financial forecasting on the "back of a napkin" to see if it makes sense to move forward.

Please note that Developing a Self Storage Facility from the ground up can certainly be lucrative.  Even though it is fairly simple & straightforward, it is NOT easy.  There are A LOT of moving parts.  And it doesn't move linear like when you're purchasing an existing Facility, but 3-Dimensional - any potential change in one aspect of the project will have repercussions throughout the entire project.
