Question

Can any realtor see who wrote and submitted an offer on a property and when it was all done?

Would a realtor give me that information?

Not concerned with price or anything other than if I got snaked.

In my area, every real estate agent can see who the buyer's agent is as soon as it goes pending. The info is also available after the sale. Once the deal is closed, the new owner is a matter of public record. There is no practical way to know when the offer was written though.

It should be easy to find out whether your agent represented the buyer. If not, there is nothing to worry about. If so, maybe your gut is correct.

You can look up the owner of the property once the sale goes through. Contact the person/company and see who their agent is.

@Joel Owens - Thanks again Joel. Actually I have a gut feeling that the agent who I have been using called another investor right after showing me a property. As soon as we got done he got into his truck and made a phone call.

I put a bid in on that property within about 30 minutes after seeing it. It had only been on the MLS for less than 24 hours. I did not receive the paper work till much later that night to sign. I called him a couple days later and he told me that I was in the backup position because someone else bid before me and higher than me.

I don't normally distrust people but my gut has rarely let me down.

If it's true then I need to find another agent. I don't want to jump to conclusions and I really want to give him the benefit of the doubt but can't really ask him. So I was hoping there was a way to verify I was right or wrong about my feelings.

No that information is kept in confidence by the listing broker and the seller after the sale.

Sometimes in commercial real estate after words a broker will send out an e-mail saying sold another one etc. and received this many offers with many above ask but will not go into specifics.

I think what you are after is an absolute knowing you didn't overpay or the seller was bluffing. We have discussed that for decades and there is just no way to know. On bank foreclosures sometimes the buyers brokers would ask for documentation and proof that the offer was submitted etc. Sometimes it would be provided and other times not.

Brokerages generally keep files for the real estate commissions periodic review. How long a brokerage is required to keep those records varies by state.

No that information is not public. That is private information between the seller and the listing broker. Giving out that info would be a breach of fiduciary duty to the client as it could harm the seller if a deal falls through etc. and other things that can happen.

If a seller gives specific instruction in writing and the other party signs a CF ( confidentiality agreement ) then the broker would be carrying out the wishes of the seller.
