Turn Key homes ;)

I am looking for a knowledgeable, investor friendly realtor in the Saginaw, Freeland, Midland area of Michigan. Looking for turn homes to buy and hold as rentals.

The 2% rule does not necessarily apply in all markets. It is a rule of thumb just like the 50% rule. Find someone who can help you in your area to ensure your numbers work or simply post here and there is PLENTY of help.

I do plan on incorporating video at some point but wanted to get something up and running asap. Initially I will not be using ppc. I will concentrate on social media. I am in the process of setting up accounts for the site.

@Mark Ferguson - Any chance of recording the class for those of us down south who can't attend? Video would be awesome but even audio would be great.

@Kenny Anderson - It is the period of time you have owned the home. It is my understanding that many lenders require a minimum of 3-12 months of ownership before refinancing would be allowed.

I created a website specifically aimed at those searching for foreclosure information. I asked for opinions concerning it and got a few that I did not think worked well for that site but made sense overall.

I have now created a new landing page using some of those previous recommendations and would like some feedback. It is not totally complete but close enough to show it off.

The costs are higher but if:

1. Your HML allows and early pay off with no penalties
2. You have a conventional financing option that does not require seasoning

It may make sense.

It of course depends on the numbers.
