Unconventional Lease Restrictions

Do you have any unconventional restrictions you place on tenants?

I understand smoking, pets, subletting and the like.

Also, would restricting cryptocurrency mining or electric scooters/bikes be appropriate?

I don’t want a tenant to be racking up a huge electric bill or having a potential fire hazard (depending on the electric scooter brand/model).

If possible, make the Tenant set up their own utility account. If that's not possible because of shared meters, set caps on what's included in the rent. For example, if the average utility use is $100 then add a clause to your lease that anything over $110 will be charged to the Tenant. If they are mining crypto and cause a $500 bill, then they'll have to pay it.
