Finding Comparable Properties

Hello All,

How can you still make a deal work if you can't find comps? For example, I found a good SFH, single story. All the comps in the area were 2-story. How can I properly find the ARV with no suitable comps?

    Is this in LA? I can't believe there are no comps. You may not find one exactly like yours or in the exact neighborhood, but surely there's something close. Even if the property were absolutely unique, there are still methods for valuing property that a REALTOR or appraiser can help with.
