Where to start? No credit. Limited cash.

Hello, I've been doing cash for everything my whole life. So I'm beginning to build credit now. But my first investment by myself will be in 10 months when I'm back in the US from overseas. Where should I begin? I will have very little credit and some available cash. I'm planning to parter with someone within these 10 months to do 1-2 house flips. Currently looking for awesome deals with houses in Tulsa, OK. that need a 12K or smaller down payment. If someone has properties PM me. I'm interested. But yeh, what are my options with limited cash and little credit?

Hey all,

SInce I am very new at trying the RE investing part time due to a full time job(10-15 hrs per week), I really need a mentor. Doesn't even have to be in Houston, although preferred.

If anyone can help me with any potential folks willing to mentor. I am fired up and have a wife who wants to join me doing wholesaling and fix/flips to start.
