I am not a flipper but we took this project on as a strategic move.

The basic break down:
50k purchase with hard money and private money for equity.
100% construction cost of 30k
we ended up selling it for 145k
After profit splits my take home was 25k.
It was an excellent project and my investors got a 57% return!

This year my portfolio has reached 1.2M in value.
super honored and humbled but we have more to do.
I am super excited to have bought this quadplex right outside of downtown Tulsa on route 66.
This area is up and coming. We are excited to be apart of the growth.
This deal is expected to have a large equity position plus huge appreciation potential as the area continues to rapidly rise.
purchase price was 250k.
it will be a full rehab with about 120k.
It was just recently appraised in fixed up and leased out condition at 505k.

@Tanner Crawley see, that is why I am looking to diversify for markets that appreciate faster. I do agree. I want a good balance. However, usually in amrkets that appreciate faster they also have stricter rules against landlords. Not a fan of that.

Yeh, I have been shocked so far. 600+ now.
I just changed ad strategy to see if it worked.
My ads aren’t too creative or special. Simple we buy house, or tired of rental … type ads. Visually they are appealing though.
I’m working on the references here soon and working to build the website to work more towards contact now.
Still unsure about it all.
Also, I can’t directly target my audience because of “housing equal rights laws” limiting that. Makes sense. Sucks.
Looking to know more about what works though.

do you believe off market opportunities are abundant enough? and what would your ideal off market price be, if so?
additionally. where in the Colorado springs market is the "best return" on investment area. id imagine south area near fountain?
also, maybe you have heard of the new western acquisitions? any reviews on them?

investing in markets like Denver or Colorado springs. im not talking new york or california but higher entry markets.
what are your thoughts on what you should look for? strategies? is the cashflow still viable or the appreciation better?
