Campus Housing Ohio State University

Hello BP!

This is my first post in the forum. I've been reading and researching as much as I possibly can lately. I am looking to start my REI journey.

I own a business and live in Marion, Ohio, about an hour away from Columbus.

I am looking to diversify my investment portfolio beyond stocks/savings/etc.

I am looking for more passive income-generating properties than flipping. With the business, I am left with very little time for renovating a fixer upper.

As an OSU alum, I remember campus housing in Columbus always being in high demand.

I’ve always thought that investing in this market would be highly lucrative if the properties ever became available. My logic is that there are so many students, and so few places to live on campus that the demand is always high, even during COVID.

From my experience, college students also tend to not care as much about the condition of the houses, yet still pay high rental rates for the location.

However, many of the properties currently listed are priced so high, it seems it would be difficult to cash flow.

The popularity of the location also increases the competition of the market.

Anyone currently investing in the campus area?

What are some of the challenges you face?

I am interested to see if anyone has objections to investing in campus housing and why.

I feel I learn the most from engaging in discussions that differ from my viewpoints. I always enjoy learning from the other side of the argument.

 I have one campus rental in the Columbus, Ohio area. There is actually more demand for student housing this year due to OSU not requiring sophomores to live on campus.
