How to add value for Investors

Question

Hi everybody! I'm a new agent in South Jersey and have a desire to work with investors. I love analyzing deals and running comps. I'm looking for some practical advise about adding value for an investor. What skills do i need to hone? What's the best way to meet investors? As an investor, what informs your decision to work with a specific agent? Thanks for taking the time to read and respond!

Have multiple contacts for the investor. Property manager, inspector, roofer, electrician, plumber, etc. It is very important that if issues arise, you can get someone to look at the property within 24-48 hours. It's crucial for all major red flags to have expert eyes on it for the investor to make the best decisions. Investors have a full time job and/or running other businesses on the side. It is crucial that you update them in a timely manner and are available for when they are free in their schedule.

@Gerard Fox Go to every investor meetup in your area that you can find! You will be amazed in a few months how many new people you know and how many people want to help you succeed! Network = Net Worth.

I'm an agent as well and have met some investors through in person events and FB groups. I really have found that the more criteria they can give you for their buy box the better. Go through and find the deals on the MLS yourself run their formula and see if it makes sense then send it their way, give them the information they would need like some comps and the ARV if they're flipping.

Tell them upfront that you want to make sure you are bringing them value and will be sending them listings, and let them know if its going to go quick. I've had investors that I will send great deals to and by the time they see it its already contingent. For out of state investors if they want to write and there aren't any photos, I video tour the property and send it to them with info on the big things like foundation, mechanicals, roofing, etc.

I used to work with investors all the time. #1 way to add value - bring them a deal. Get better at finding good deals on the MLS and the investor will love you if you bring him a deal before it hits the market.

@Kanchi Ji I joined a handful of local investor facebook groups and one of them has a monthly meetup. If none of the groups near you have a publicly listed meetup you could post in some of the groups and ask about meetups.

Finding investors is pretty straight forward - there are multiple REI meetups and clubs in every city.

Hands down the best way to add value is to bring them deals, both on market and off. Just be really really clear that if you bring them a lead then you expect to be the listing agent for a full commission when they sell.

One other tip is to thoroughly vet your new contacts though and make sure they are investors and not tire kickers. You can end up waiting a lot of time to not earn any (or nearly any) commission if your clients aren't serious, funded, and motivated. Good luck!

@Bridget Kelly thanks for the response! I appreciate the advice. I'm attending my first in person event next week and I'll go armed with this approach. I'll try to get the criteria of any investors that I connect with. Haha and I'm sure deals are disappearing left and right in this market.
