THINKG ABOUT INVESTING A MULTIFAMILY BUT IT HAD A SINKHOLE. SELLER SAID ITS BEEN REMEDIATE. I KNOW IT WOULDNT RESELL WELL BUT IT CAN DEFINITELY CASH FLOW. WOULD THE SINKHOLE AFFECT APPRAISAL VALUE, IF I WANTED TO DO A BRRR?

Replied

There is an entire BP podcast on sinkhole investing, but it's not about trusting some seller that the remediation is done. It's about knowing all there is to know about sinkholes. This is the hardest no, walk away, run from this, that there is. You are too new to take on a sinkhole thinking it will cash flow when your liability could be huge and the property could just go under, literally.
