I'm considering ltr. They are about 500sqft each. Both will have separate entrance ,  kitchenette and private bathrooms. Basically a studio apartment .

Also, be sure you do your research about the garage conversion, a lot of tenants enjoy having a garage and it can be a costly addition for a disappointing return in some markets. If you are talking about separating the garage and making it another unit, then do a STR out of the garage conversion, I think that could be a good idea if the LTR tenants are okay with it and the property will allow plenty of space for parking.

Recently purchased a home after a divorce, with the potential of 2 conversions. The easy one is the formal living room and the second is a garage conversion.  Just wondering If is best to furnish them or not? any other advice is greatly appreciated. 

approved for 350K but multifamily is 499K. I was under the impression that  the other units that I would not be occupying  but renting could be consider  as income.

THINKG ABOUT INVESTING A MULTIFAMILY BUT IT HAD A SINKHOLE. SELLER SAID ITS BEEN REMEDIATE. I KNOW IT WOULDNT RESELL WELL BUT IT CAN DEFINITELY CASH FLOW. WOULD THE SINKHOLE AFFECT APPRAISAL VALUE, IF I WANTED TO DO A BRRR?
