What are the steps with doing rental in California

Hello! What are the steps for Realtors when doing rentals, working with rental listing agents and management companies in Southern California? I don't need to know anything other than the steps. What forms to use, when to use them, and what forms to submit to get paid? When I reach out to a rental listing agent or management company, what should the conversation consist of if I want to post one of their listings? Do I send the client (Potential tenant) some type of agreement to find them a property to rent? Do I handle their leasing application, or should the potential tenant fill out the application through the listing agent or management companies' website? Is it necessary for me to contract an escrow officer for the potential tenant's down payment if approved? Thank you in advance!
