If a listing agreement were to contain a statement of work that outlines agent marketing activities and target outcomes what would be an example of what it would say?

James listing agreements vary state by state but ours has a section that outlines the duties of the agent as well as a section called additional provisions. The agent duties can be as specific as you like including any target outcomes that you and your agent agree are reasonable. What I have done is adding in bonus incentives to the additional provisions section such as a bonus for getting a property under contract at full price within the first 2 weeks, payable at closing. 

None of this will make up for a bad overall selling strategy however. You can put whatever you want in the listing agreement but don’t expect an agent to magically undo the fact that listing during the off-season will take longer to sell and fetch a lower price than listing during the selling season. Agents can’t control buyer activity, seasonality of the market, interest rate fluctuations and their effect on the market, or price trends that way.
