DC Mixed Use / Airbnb

Posted

BP Community hope all is well! I'm evaluating the acquisition of a currently 3-story mixed-use building in DC.  Two apartments up top and retail on the ground level. I'd likely occupy one apartment and convert ground level to Airbnb or an apartment. Would love to connect with a local DC lender to discuss or get some insight from a BP investor who has done a similar deal! Thank you!

Quote from @Tom Gimer:

The property has to be eligible for the homestead deduction... i.e., the host's primary residence.

An owner can have only one primary residence. So with multi-family, only one of the units could be the host's primary.

Hi Tom according DC homestead exception rules a multifamily property can qualify as long as it has less than 5 dwellings.

Only 1 of the 4 units is a homestead. There are 4 different addresses in a 4 unit property.
