Cash Out Refi Rate on Duplex

Our lender is giving us a rate at 6%, which feels high to me. I get that we have the trifecta against us: It's a multifamily, an investment property and this is a cash out refi. But I wanted to get some opinions.

It depends on your credit. I am seeing lower rates than that for clients with good credit, for conventional.
