Are sprinkler systems required for converted duplex?

Hi BP Family,

I'm currently working on a project in Philadelphia and in process of getting drawings on converting a single family into a duplex (RM-1) and having trouble getting clarification on sprinkler systems and if they're required in this situation.

My previous understanding is that only two-family dwelling built after 2010 are require to has sprinklers installed. Since we are converting a single family in a duplex would this be considered as new construction. I personally don't believe it is but I'd love to some insight from anyone who has been or going through a similar situation.

@Daniel Scruggs in NY sprinkler systems are only needed when going from a 2 unit to a 3 unit.  3 units in the same building requires a C of O and needs to meet fire code.

That’s why you don’t see more people converting attics from 2-3 units, it’s very expensive.

We do see a lot of illegal ones though!

@Daniel Scruggs, The city recently changed some things and is now requiring sprinkler systems for Single Family New Construction. It’s not the same type that’s required for triplexes and above , but they do require something. So I’d be surprised if you don’t need one.

@Dan Powers & @Paul S. - thanks for the reply, that was my understanding as well but heard it's 50% of change to structure.

Another project I'm working that is being converted into a converted triplex and a working with the city is becoming a nightmare, waiting over 6 months for permits.

No sprinklers required in Philly for less than 3 units

@Daniel Scruggs When converting from SFH to duplex you would not normally have to install a sprinkler system, the main condition which would require you is if you trigger a new construction permit. I believe to trigger that permit you need to change 80% of the structure.
