Trailer Park or Mobile Home Community

I put an offer on a small MHP with 8 lots. It has that "trailer park" feel/look to it. Should I bother increasing the aesthetic value (landscaping, newer homes, etc) to make it feel/look more like a Mobile Home Community? Or should I just leave well enough alone and fill the empties with repos, increase lot rents minimally, and enjoy the ride?

@Michael Marston You might want to check out Mobile Home Park University. They are the experts at answering all those questions. 

Frank Rolfe and his partner Dave are the experts on parks and managing them. Try hitting them on this forum.
