I'm just getting into looking to making my first deal. I was wondering is starting off with an 2-1 apartment for around 75000$ in Gainesville Fl is something I should look into

Its honestly going to come down to the numbers and what your end goal is? Are you looking for a primary property for yourself and house hack? Own and just keep it as a rental longterm/short term rental? As Shawn mentioned above insurance is going to be a HUGE deal in Gainesville as well as HOA's. There are some HOA's that are in such bad shape they wont allow any type of loans and it must be a cash purchase. Also keep in mind the location. Just because its cheap doesn't mean its going to be a great deal because numbers may look good. What type of tenant are you going to get? Or if your'e living in it would you feel comfortable in that area.
