Its honestly going to come down to the numbers and what your end goal is? Are you looking for a primary property for yourself and house hack? Own and just keep it as a rental longterm/short term rental? As Shawn mentioned above insurance is going to be a HUGE deal in Gainesville as well as HOA's. There are some HOA's that are in such bad shape they wont allow any type of loans and it must be a cash purchase. Also keep in mind the location. Just because its cheap doesn't mean its going to be a great deal because numbers may look good. What type of tenant are you going to get? Or if your'e living in it would you feel comfortable in that area.

There are several located in the NW side of Gainesville. Have your friend check out Zillow.

Yea, that's it.  I'm a broke developer who owns 400+ units in the NYC area, but cannot afford to go. Yep, you caught me.

Go if you like, but it's a waste of money.  I prefer to travel with my points and stay anywhere I want for free.  Cause, you know, that's how us broke people do it.  

Just because you personally don’t see the value in an event like this doesn’t mean that it’s not beneficial for thousands of others.  there are other areas around the country that don’t have a good REI group and meetups so they’re not learning anything locally. I completely agree that there are lots of other ways that are free for somebody to learn and grow. But where are you going to find the networking like this? Beginners, somebody who’s done just a couple deals or somebody who wants to expand their knowledge on another topic or learn a different avenue of investing plus the connections you build is worth it. Just because you’ve been doing this for so long and feel like you can’t get any better because you’re doing everything perfectly already doesn’t mean it wouldn’t be a good event for you to go to. Everybody can always grow as long as you’re willing to.

Bigger Pockets GNV Monthly Investor Meetup

We will be meeting at the same time as usual (6:00pm) and the location is going to be at Swamp Head Brewery.

Details:
Swamp Head serves drinks and will I have a food truck available. You are also able to bring in your own food and drinks if you prefer. When you get there look for the Bigger Pockets directional signs as we may be in a different location than normal.
