Hi Anthony, I am a Realtor and local investor here in Gainesville. We actually have an investors meet up every other Thursday at the world of beer on SW. 34th St. Next one is going to be on Nov 4th and we’d love to have you join. We have everything from seasoned investors to newbies just looking to learn and get started on there first deal. It’s a great place to meet other investors and possibly team up on a deal.

I think these rental permits or absolutely ridiculous. The city keeps saying their main reason for doing it is to help keep the cost of living lower and the main complaint from them was that their utilities were too high. Instead of looking at the real problem which is GRU charging outrageous amounts and continues to raise their rates they decide that they are going to turn the issue on landlords. Having a toilet that has less water usage, slow flow showerheads and better insulated attics aren’t going to lower their bills any when GRU just raises their rates another 7%. They have a monopoly in Gainesville and it’s sad to read some of the FB posts on the amounts people are paying for their monthly bills.

Here on Gainesville there are homes that flood after storms that are not in a flood zone. If there is a ditch behind your house makes me worry even more that you may need it. Depending on the area I can let you know from my experience if it’s known for flooding or anywhere close by if you’ll pass along the address. I would also reach out to an insurance agent and see what your rate would be. From my understanding it’s going to be a lot more inexpensive because it’s located in an X zone.

Covid 19 has put our meetings on hold on our meetings and it's time to get them started again!I recently closed on a property in Northwood Pines here in Gainesville so I thought it might be a good idea for everyone to come take a look. Stop by and take a look at the house in the current condition and what my plans are for the remodel. Toss some ideas around and hopefully well all learn something from one another. I won't have any food this time since I'm not sure I'll even have a kitchen at that point but I'll bring some bottles of water. Hope to see you all there.

We're starting on the remodel tomorrow and should be a 4 week remodel. Anytime is good with me but maybe Thursday the 15th at 6:00 that way everyone can at least see it in the beginning stages for the most part. Its in Northwood Pines in NW Gainesville. I can set up an invite if that works for some people.

Have you tried looking on Crexi.com? It is a website specifically for commercial properties. You may have more luck finding some thing on there.

Welcome to BP! I also went to SF years ago before I started my real estate career as a Realtor here locally. If you've ever got any deals let me know! Gainesville would be a great area to house hack especially if it's somewhere close to campus too. Once you graduate you could always turn it into a rental and maybe find a BRRRR. Good luck!
