Welcome back to the swamp. Like @Shawn K Hicks mentioned above he is the one that set up to meetings.  He’s had some really great topics and great minds come together over the past couple of months. Hey Boe! Gainesville is a wonderful place and you’re going to love it. Especially not having to worry about the snow. Great weather and tons of things to do around town. I am a Realtor here in town and would love to help in anyway. We also do have a monthly meet up group once you move down if you’d like to join in on those as well. Lenders, title agents, big and small investors, agents and more. Feel free to reach out if you have any questions.

I am a real estate agent here in Gainesville. Our taxes are extremely high here. There is a ton of property owned by the University of Florida and they are exempt from property taxes. That just means everyone else gets to pick up the slack on the amount. For home owners insurance it would obviously depend on the home itself and it’s factors but an average 3/2 single family home in a residential neighborhood in Gainesville would be around $900-$1000. 

@Bruce Floyd We have a meeting about every month or so. We’ll post the meet up time and location ahead of time so you’ll know for next time. Just keep an eye out on BP. Hope to see you at the next one.

@Lindsay Diven you did just miss a great meeting. We have been having get-togethers every other week so the next one should be around the 29th. It’ll probably be more of a casual get together this next time vs a structured meeting like yesterday’s but we switch them up every 2 weeks. We would love to have you join! @Clay Kallman we have had several meet ups over the last few months.  We’ve had some informal meet ups just getting together at the WOB in Tioga and we have had some great discussions with Lenders, title companies and other investors. We are planning on meeting up again maybe mid Jan.   @Shawn K Hicks have you figured out a specific date for the next meetup?

Have a buyer considering a unit with existing tenant. Willing to let them stay buts wants to do a background check. At what point in the transaction is this ok?
