Pros and Cons of Kentucky
Looking into investing into the Kentucky multifamily market. I've only owned property in Indiana and been very comprehensive about even looking outside my state.
I live across the river from Louisville which seems to be about the only place with deals. Who knows about or owns property in Kentucky?! What are the pros and cons of the state? Heard it's not landlord friendly and favors the tenant, even if they don't pay their rent?

Bowling Green, KY is a great place right now. Western Kentucky University continues to grows and with that an endless flow of students who need a place to rent. We have 5 SFH in the area and all of them cash flow. The big thing right now is tearing down a small house near campus and putting up a nice duplex 3bed/3bath on each side. You can pick these properties up brand new for around 225-250k and each unit rents for around 1500/month so 3k per duplex.
