Selling Your Own Property

I will be attempting to sell my own house opposed to going the traditional (realtor) route. Can anyone give me any best practices or pitfalls to avoid. Thanks in advance.

Good for you. The biggest mistakes I see FSBO's make is that they don't advertise the home correctly.

Make sure to have someone take professional pictures. Best $300 you'll spend on your house. 

Also make sure your home is listed in the MLS. I believe there's plenty of services that will do this for a flat fee. Once the home is in the MLS it goes out to hundreds (maybe thousands) of websites.

This seems so basic but I these simple steps not being done ALL THE TIME!

Also get a 3rd opinion on your home price. I often see FSBO's overprice their home since they have more of an attachment to it.

If you're priced correctly, and you have decent basic marketing, half the battle is already won.
