Hey @Mario I Fernandez this is probably too late but I was browsing through the forums and saw this. I use a service called Bannerseason. They are great for sending out any amount of cards. Let me know if you need more info from them

@Raff Westbank If I understand your question right, you're just worried about lining up the timelines so that the roof gets replaced before the closing date? Simply put a contingency in the contract (Usually written on a separate addendum) that the deal can't close until the roof is fixed, and insurance is secured.
I always recommend having a professional (Realtor/Lawyer) look over the contract once you start introducing clauses and contingencies. You want to make sure everything is written and executed properly.

Make sure you know all the laws in your state so you don't get srewed. Make sure you have a written lease agreement, don't do anything verbally. Also, maybe look into doing month-to-month tenancy for these people. That way you're not stuck with a bad tenant for the next 12 months if one of them turns out to be a rotten apple.

Here in California the tax assessments often times way off from what the home is worth (Because they only get initially assessed at the point of sale. Not every year) I guess it would depend on your area and how the homes are assessed.
Just my personal opinion...I would stick to regular comps and not tax assessments.

Hey Cody, no you usually do not need a reason to not renew a lease. However, you still need to jump through the proper hoops. For example - here in California a landlord has to give the tenant a 30 day notice that the lease won't be renewed. (60 days if they've lived there for more than 1 year.)
Every state or county is going to have different laws on this. I would try to google what the requirements are in your area.
Did these tenants of yours sign a 1 year lease or were they month to month?

Hi Alisa, you can absolutely start while you're in VA, as you can buy investment properties in whatever state you choose. I think the best thing to do in the beginning is to figure out your finances. Otherwise, you're just going shopping without your wallet. Figure out how you want to go about buying your investments. Are you financing, paying cash, types of loans, private lenders, etc. Do you need to get your credit better in order to finance something? Do you need to save more money so you have more cash available? Just some things to get you thinking.

Not sure where your tenant lives, but just make sure you comply with the tenant laws. For example, here in CA it's actually not legal to pre-pay rent that is due 12 months from now. (Last Month's rent) Instead, a lot of landlords just demand a higher deposit, or have the tenant pre-pay the first 2 months of the lease.

Hi Jason, if I understand your question right, she would just not pay rent in May, since she already paid you that rent ahead of time. Then in June, she would have to pay the $850 if she agrees to that.
