Hello - I’m working to close on an investment property in New Cumberland, PA and am wondering if anyone could recommend a real estate attorney in the local area (Harrisburg, Camp Hill, Mechanicsburg, etc)? I’d like help forming an LLC and operating agreement and reviewing some of my rental documents. Appreciate any information you can provide. Have a great weekend!! Chris

Are you looking to form a single-member LLC or a multi-member LLC?

For multi-member LLCs (and depending on the size of the project), you may want to work with a specialist for the operating agreement. That part is not as straight-forward.

Such operating agreements are frankly costly when done correctly. I would look into whether you really need a multi-member LLC at this point.

Chris -

As background, I'm planning to close on the property by the end of this month. Eventually, I would like to transfer the property to an LLC. While I secured the initial financing for the property, I have two other partners/groupings (a total of 6 people) that are contributing to the closing. The transfer to the LLC is to make the partnership equitable among the three groups or six people. While I have not consulted attorney, I am under the belief that I will need a multi-member operating agreement. We expect to continue to acquire properties as a group.

At the moment, I've been collecting recommendations on suitable attorneys. I'm also considering Legal Zoom for the LLC portion -- and I understand they may also be able to assist with the operating agreement.

I'd also welcome any recommendations on accountants too.  Appreciate the advice!!

Chris

Using Legal Zoom or similar service for a multi-member LLC is --- in my opinion --- legal suicide. And that's coming from someone who thinks you can get by forming single member LLCs using similar services. Note that a month is a really short time to work out a six-member LLC.

Feel free to PM me and I'll get you specific referrals.

I recommend Adam Deluca from Allied Attorney's in Carlisle, PA.  They will also be able to handle any closings/title work.
