Happy New Year!!  I recently started acquiring properties in the Cumberland County area and am working to grow my support team. Does anyone have any recommendations for the following contractors:

  • GCs
  • Handyman
  • Plumber
  • HVAC
  • Electrician

Working towards acquiring my second property (long-term hold SFH or multifamily) and considering hard money loan programs for the purchase and rehab. Can anyone recommend hard money lenders for PA properties?

For multi-member LLCs (and depending on the size of the project), you may want to work with a specialist for the operating agreement. That part is not as straight-forward.

Such operating agreements are frankly costly when done correctly. I would look into whether you really need a multi-member LLC at this point.

As background, I'm planning to close on the property by the end of this month. Eventually, I would like to transfer the property to an LLC. While I secured the initial financing for the property, I have two other partners/groupings (a total of 6 people) that are contributing to the closing. The transfer to the LLC is to make the partnership equitable among the three groups or six people. While I have not consulted attorney, I am under the belief that I will need a multi-member operating agreement. We expect to continue to acquire properties as a group.

At the moment, I've been collecting recommendations on suitable attorneys. I'm also considering Legal Zoom for the LLC portion -- and I understand they may also be able to assist with the operating agreement.

I'd also welcome any recommendations on accountants too.  Appreciate the advice!!

Hello - I’m working to close on an investment property in New Cumberland, PA and am wondering if anyone could recommend a real estate attorney in the local area (Harrisburg, Camp Hill, Mechanicsburg, etc)?
