Any Philadelphia suburbs which would bring cash flow ?

Which areas would you recommend for buy and hold a 2-3 bedroom SFH which would bring cash flow and appreciate(albeit slowly) in Philadelphia suburbs(Delaware,Montgomery ,Bucks,decent sections of Chester counties)

20% Down payment will be 60-80 K at the most.

I wonder if the market is over saturated ..

@Deniz Eker Suburban rental markets like Pottstown, Norristown, Coatesville, and Reading are good for cash flow, but appreciation isn't there.  I echo the comment about Phoenixville and Royersford for appreciation.  If you buy right, you can also get good cash flow in more expensive suburban towns like Phoenixville, Royersford, and West Chester.  That may require going direct to seller though, either by driving for dollars or direct mail.  Offer the price that makes sense for you.  What people ask for properties is just a suggestion.  Do you attend any of the meetups in the local Philly suburbs?
