@Eliam Birnbaum I invest in the western suburbs of Philadelphia. Pottstown is my home base, but Norristown, Reading, and Coatesville are also good for cash flow. Make sure you have someone on the ground who can help you. I know a great realtor who works with investors if you're interested.

I echo all of those towns. I would also throw in Coatesville and Norristown for area where cash flowing deals can be made. Keep in mind that cash flowing deals can be found anywhere as long as you are actively marketing for them. Have you ever considered going direct to seller with direct mail, driving for dollars, or door knocking?

@Nick Scullin Hey Nick I would consider Norristown the same way I'd consider any other borough in the greater Philly area. Take it block by block. Analyze for cash flow and treat any potential appreciation as a bonus. Have criteria and stick to it. Don't let taxes be a deal breaker....many times you can appeal and have them lowered or potentially buy something where the prior owner already had them lowered. Get a professional inspection done on anything your planning on holding. Keep going!

Hi David I have only attended one auction before in Chester County so I won't be any help on this front. Since then I have settled on direct mail as a way to find deals. Have you considered going direct to seller with mail? I do this and have found it more targeted and less risky in that I am only reaching out to people who own assets that I actually want and I can also inspect the physical property before I go under contract with a seller. My understanding of the auction process is you're typically buying something you haven't been able to inspect fully, but maybe I'm wrong here. My in-laws live in Doylestown. I love it up there.

@Garrett M. Pottstown is definitely a good rental market. I invest there. Rent to cost ratios are comparatively high. I keep hearing that we can expect good things down the road. I would invest for cash flow right now and treat any appreciation as a bonus.
