Investing in Columbia, SC (University/5 Points)

I've been considering investing in a small neighborhood around the USC campus, but when I pull up the community crime map it's quite colorful which concerns me.  Does anyone have experience with investing in Columbia specifically around the university, 5 Points area?

@Will Gaston is a master investor in 5 Points area.  I also lived there for a while.  Its high crime due to college students and seasonality.  Great area for high rents and high property value.
