Tips on finding or building multi family homes for house hacking?

I’ve been passively watching the multi family home market in Southern Utah for a few years but I’m more serious about finding or building a place in the next few months. I want to house hack with a four-plex, but they seem to be few and far between. Any tips?

Have you tried to find any off market deals? I would start by looking for For Rent signs or advertisements, and contact those owners to see if they are willing to sell. You may get 99 no's but all you need is 1 yes. If an owner is trying to rent out a unit and is having a tough time they may start to get frustrated with the investment and be willing to get rid of it.

Also, when you get a no, make sure you ask if they have anything else they would be willing to sell.
