Hello there! We’re at an awkward stage in our careers. What would you do if you were in our shoes?

- married 4 yrs

- we have $58k in cash

- we owe $77k in student loans (4%)

- we both graduate with law degrees in May

- we currently live with family until we take the Bar exam in July

- both cars are paid off

- no kids

We aren’t sure where we will get jobs so we are hesitant to purchase RE until we know whether we will be in NV or UT.

Would you:

- pay down student loans?

- try and buy RE in either UT or NV? (Financing would be hard because we’re both working part time)

- invest in a high yield savings account until we pass the bar and know where we will be working?

- something else?

We’ve purchased, lived in, improved, and sold two properties in the last 5 years. We’ve had a ton of fun with it and want to FIRE. All advice is appreciated. Thanks!

I’ve been passively watching the multi family home market in Southern Utah for a few years but I’m more serious about finding or building a place in the next few months. I want to house hack with a four-plex, but they seem to be few and far between. Any tips?

Purchase price: $75,000
Cash invested: $8,000
Sale price: $110,500

Purchased for grad school. Renovated during school and sold after 2.5 yrs.

Post: First project - primary residence (2 yr hold)

Cash invested: $20,000
Sale price: $200,000

First purchase. Lived in for 2 years and sold to move for grad school.
