Seeking advise on finding a Limited Partner

Hey everyone, curious to see if anyone has good advice on the best place to start when looking for Limited Partner. Primarily that are interested in investing into industrial/flex commercial properties. (Ideally ones that do not come with outrageous upfront fees)

Put a pitch deck together with the important information and find those who invest in these types of properties and see if they have interest. What they take for fees etc. depends on their involvement and your experience.
