@Stuart Udis thank you, completely understand your response and I strongly agree. I appreciate the feedback. I'm not selling the idea of NNN as bullet proof. It's a nice incentive to any property. Just added that for context on the property

@Henry Clark hey thank you for your information! Also thank you for your time to respond on this post in depth. When you say sell this lead to Joel, what exactly are you saying? Are you saying give him a pitch on this deal or literally sell this lead?

@Stuart Udis seller wants to leave money in the deal for their own tax benefit. Understandably lenders will not lend with an individual bringing no capital to the deal. Some Private capital groups will, but have a big upfront fees. If you were a GP how would you find interested LPs?

Hey everyone, curious to see if anyone has good advice on the best place to start when looking for Limited Partner. Primarily that are interested in investing into industrial/flex commercial properties. (Ideally ones that do not come with outrageous upfront fees)

I’m currently working on acquiring a $9 million commercial property in Fayetteville, NC, with a strong NOI (~$897K) and seller financing already in place for 25% of the purchase price. The property is triple-net leased with long-term tenants, including a major DoD contractor.

I’m seeking advice or referrals for reliable lenders experienced in commercial property financing, particularly those open to deals with existing seller carry financing and that understand the value of stable NNN assets.

If you know any lenders or have recommendations for brokers or institutions that could help access the needed capital ($6.75 million), I’d greatly appreciate the introduction or guidance.

Are there any good resources to finding private commercial investors that are looking to invest aside from deeper pockets?
