What do you generally say when door knocking on preforclosures?

@Genesis Rodriguez this is what I do:

  1. If someone answers.
    1. Identify yourself as a "Real Estate Investor" and ask for person associated with the (NOD) notice of default. Very important NOT to speak with tenants, children under age 18, or relatives (wife excluded.)
  2. Tell them why you are there. “I noticed through public records that you may be having some difficulty with your lender. I was wondering if you were interested in selling your home for ALL CASH? Wait for response…
    1. NO! Then deal with objections:
      1. Working on it. How?
    2. I have an attorney/real estate agent/bank working on it. When is the last time you spoke with them? Do you know your sale date is approaching rapidly? I can help!
      1. Buy the home for ALL CASH!
    3. Do a short sale
    4. Do a Loan modification
    5. List the home for sale (if you are an agent)
    6. Thank them and go to the next home
    7. YES. Ask them for details of their particular situation.
      1. Ask them for all their contact information so that you may follow-up later.
    8. Try to make an appointment with all parties in the evening hours. (You need all parties present)
    9. Ask if they are working with the bank, a realtor or an attorney.
    10. Ask them how much they think their home is worth and how much they are willing to sell it for.
    11. Advise them you will need to consult your investors to determine the value of their home and return with an offer. (Unless you are experienced enough to do it on the spot.
