New Hampshire Pre-Foreclosure Search using County Deeds? How?

Good Morning Everyone,

This post is going to be specifically requesting help from individuals located around New Hampshire (NH) who have experience using the County Deeds website to search for pre-foreclosures. Im referring to NHdeeds.org where you can select a county and search the property records, however in NH you cant exactly search the property records only a business or persons records using the "Search County Records - AVA Search".

Does anyone know how to search just based on a property address?

Does anyone know how to search for pre-foreclosures? generally in other states you can do a search for "Affidavit + Mortgage" and it will show properties who are marked for pre-foreclosure sale, however in NH the AVA search doesn't work quite as well. It shows hundred of misc. records and cannot be sorted.

Is NH one of the states which requires you to go into the County clerks office and request the list?

Put together a bookmarked list of all of the auction co's for real estate, for NH - most of these auction properties are in the pre-foreclosure window. The Warren Group (previously Real Data) is your best resource because they track ALL of the NH real estate transactions and show which mortgage co is foreclosing, date of auction, foreclosing attorney, original balance, second mortgages, liens, judgements and attachments. You can get Notices of Default (really not sure if this is public record!) directly from the tax collector in each town if you walk through the door and speak nicely with the ladies behind the desk (or guys!) - whenever a lender sends one of these to the borrower, they send a copy to the town if the taxes are escrowed in the payment...... don't be surprised if they give you a funny look because they may never have had this request. It gives you a heads-up in front of the foreclosure notice in the Union Leader. Remember though, a lot of pre-foreclosures are upside down so not necessarily a deal..... could be a short sale, but hen it has to be listed on the MLS before the lender will consider an offer, which means you're competing with the rest of the world. Also look at the online list sources: Listsource, REIPro, Propstream, Batchleads, GoKnock etc etc........

@Jesse Cote have to be careful in Hudson because certain streets have significant dumps of asbestos in the ground from back when that was a thing......

(I am a big amazon supporter, I am hoping it brings a lot of new jobs and cleans up some of the surrounding areas multifamily districts such as leading into downtown Nashua)
