What is your ideal 4-8 unit building? Square footage, amenities, etc....or, what do you despise in your buildings?

@Matt Groth  I have have a few 8 unit buildings. I am always loooking for a building with the "right things wrong with it." (e.g. under-rented, utilities not sub-metered, maintenance has been neglected, landscaping looks like crap)   

At that size, school district and surrounding area play a larger part of my evaluation than on larger plays. 

Bottom line is finding a building whose problems align with your strengths.  Value- Add, Value- Add, Value- Add.
