I love to buy properties with the "right things wrong with it." Past understanding 100% of what you are buying through inspections, the key is ensuring that you have the ability to fix the problems that exist with the property. If its your first investment property I would meet 3-4 contractors at the property with your inspection report and get educated on both the house and of course the money its going to cost. (Education on the house is not a secondary component, several guys will just send their contractors out and assess the bids only, thats a move that only works for experienced investors)

Neighborhood, location continues to improve with City bike trail extending close by. ( Swamp Rabbit Trail)
How did you find this deal and how did you negotiate it?
Retiring investor liquidating portfolio, an agent brought the deal.
How did you finance this deal?
Local credit union
How did you add value to the deal?
Gutted it.
What was the outcome?
Refinanced 70k cash out of property.
Lessons learned? Challenges?
Biggest challenge was timing and the difficulty my GC had finding fairly priced subs. Job delivered 3 months late.

The ability to zoom out or “ Google Earth. ” The ability to analyze specifics of a situation or deal AND the context of what the situation or deal means to all parties involved.
