How to Find Owner of Apartment Complex

Question

I've identified an apartment complex close to one of my properties in Louisville that is in really bad shape and want to try to buy it. How do I find out who the owner is and get a hold of them?

@Jordan Moorhead - you can find out who the owner of the property is by searching on the address at the PVA website: https://jeffersonpva.ky.gov/

If the owner is an LLC, you can also look up who is involved with the LLC on the KY SOS website: https://app.sos.ky.gov/ftsearch/

Occasionally this will only get you to a registered agent or an attorney who filed LLC paperwork.  It may be harder to dig past that level, but I've found that it's pretty easy to find the owner of most properties in Louisville using these two tools.

@Julian Sanchez - out of sheer curiosity I decided to see what I could find on my own LLC and very easily came up with several loan docs and my personal name on them by searching for the LLC name here: https://search.jeffersondeeds.com/name.php

Start by looking up the county's property appraiser website, once there you will either have the owners name or the LLC's name that they bought the property with. If it is under an LLC use the secretary of state's website to find the agents of the business. I use truepeoplesearch.com to skip trace this information to get the owner's phone number.

Sometimes the online/published tax assessments will show the owner

In some jurisdictions, the owner or property manager is required to post a sign with contact information in the entrance/lobby of the building.

@Michael Seeker I've got another layer deep question for you on this one if you and @Sam Grooms are up for it. So I have a piece of raw land with utilities on it that I'm wholesaling. Perfect for an apartment complex and in an area that has massive appreciation development coming to it with the city support for an apartment. I could snipe away at apartment owners one by one looking them up on county tax records, skip tracing them and calling away. Is there a way you know to find a list of apartment complex owners in a certain radius that I can pull up on a list somewhere or somehow?

@Julian Sanchez, you can look up loan documents on the county clerks website which very well may contain the name(s) of owner(s).  It could also give you what you need to roughly figure out what they owe on the property.  I haven't sifted through these in years and don't have a link handy, but it might get you what you're looking for.

Your county's treasury or tax website should have the owner and mailing address. You can always go to the records department and get owner information, too.
