Portfolio - should I buy someone multi unit portfolio?

Hi I have a chance to buy someone portfolio of rental units. Is it a good idea to purchase this using a loan?

Is the portfolio near you or far away? Do you own any other rentals or have any investing experience? Or would this be your first deal? What is the price? Is the price above, below, or at market? What is the vacancy rate? Would you be inheriting tenants? Have the filled units been rented at, below, or above market rents? Are these MFH's, SFH's, or a mix? Have you ran the numbers in any of the BP calculators or a similar program? Would you be self-managing or using a PM? Do you have a PM ready if you aren't self managing? Are all the properties in the portfolio in the same location? How much do you have to put down? Have you already consulted a lender? Do you know what kind of interest rate you're looking at and whether it would be fixed or variable? Are they in a low or high grade neighborhood? Can the owner provide a rent roll, proof of financial performance, proof of work done to the properties, and other information about the properties' histories? Why is the owner selling the portfolio? What due diligence have you done?
