Cash out refi from hard money lender

Hi everyone. I am looking for a quick, painless cash out refi for an investor I work for. She has a foreclosure over three years ago so she will be looking for one of the no credit check hard money lender loans. Basically I'm looking for some good referrals to places that are profession and fast. She tried dohardmoney.com but has been given the run around about if the funds need to be allocated to fixing the same property that the cash out refi is for. So to recap. No credit check, fast, professional. Thanks everyone.

Is the property a rental? Where is it located? I know our loans must be non-owner occupied. "What are the funds going to be used for?" Is a very common question. Hard money lenders aren't in the business to foreclose on people so we must make sure that people will have an exit strategy to pay off the loan. There are programs out there designed for landlords to refi with. If you have any questions contact me!
