So has anyone actually dealt with this situation? I have a guy who has attempted to rent out, Meaning made up a bunch of excuses to not meet and sign a lease or give a deposit, one of my properties. I have been notified he is a serial squatter and moved into the property around midnight last night!!! I’d like to go there in the am when he is gone and remove his stuff/change the locks. Is this acceptable?

Was curious if anyone has any recommendations for a HML to use for buying/refinancing single family rentals? I live in Michigan I dont want a seasoning period Ive been a full time investor for 4 years so experience isn't an issue Credit is over 700 The higher the ARV/loan rate the better of course If you run the loan calculator for these the numbers still make sense. Maybe the fees kill the deal? Just looking for some expertise from all you knowledgeable folks on here. What a great community. I'm a long time member/reader but don't post much. Which I need to change! Thanks in advance.

Bruce Scannell I buy houses that need a good amount of work so yes they are discounted foreclosure a generally. But what that also does is tie up a large portion of my funds in the rehab so I need to recoup some cash to buy another one.

I have recently purchased two properties, one of which is rehabbed and has a renter in line to move in. The other has not started rehab yet but will soon. Both properties are owned outright with no mortgage or liens. I am trying to implement an aggressive growth plan but most of my cash is tied up in those properties and I am wondering if anyone knows of a lender in Michigan that will do cash out refi's prior to the 6 month seasoning period? I am aware of the delayed financing option but I am looking for someone that will pull out 65-75% of the ARV on my properties after they are rehabbed.

This is an absolute nightmare. The property in question was sold on a land contract this Friday. When the new owners went to the house there was a red tagged uninhabitable notice on the door dated the day before.  

I need some fast advice on how to clear this up as fast as possible. The house had some minor repairs done after it was bought and months later a notice from the inspection department was on the door saying some unpermitted work may have been done.

I asked for some advice and was told to play ball so I gave the inspector the code to get in and said call me if there were any problems and told him it was gonna be sold on Friday. This was Tuesday. The house had been inspected already by a FHA inspector and passed.

How could this happen? Any and all advice is greatly appreciated.  I need to get this cleared up asap and get the new owners in the house fast!!!

The house hasn't been listed but for a very short time. She ran the numbers and figuring it will take 45 days to get the money the time in between would be well spent paying the high interest and closing fees in another flip.

The property is currently for sale. She owns another house that she is moving Into in a few weeks. So the house is listed as owner occupied but idk how you would look at that since it's for sale and she is moving at the end of the month. She owns both houses outright and the properties are in Michigan. The money would be to flip another house.

Hi everyone. I am looking for a quick, painless cash out refi for an investor I work for. She has a foreclosure over three years ago so she will be looking for one of the no credit check hard money lender loans. Basically I'm looking for some good referrals to places that are profession and fast. She tried dohardmoney.com but has been given the run around about if the funds need to be allocated to fixing the same property that the cash out refi is for. So to recap. No credit check, fast, professional. Thanks everyone.
