Indianapolis flood risk: Local perspective

I am an out-of-state investor currently evaluating properties in Indianapolis, specifically in zip codes 46203, 46231, and 46234.
When looking at listings on Realtor.com, I’m seeing a significant amount of blue flood icons across these areas. As someone from outside the market, this is quite concerning. I’d like to get a clearer picture of the actual situation on the ground:
- Winter Flooding: Does the city actually experience widespread flooding during the winter months, or is the data on these sites overstating the day-to-day reality?
- Zip Code Specifics: For those active in 46203, 46231, and 46234, how do you view the flood risk in these specific areas? Are there certain parts of these zips you avoid entirely?
- Block-by-Block Analysis: In your experience, is it more effective to analyze flood risk on a block-by-block basis rather than looking at the zip code as a whole? I've noticed that one street can be clear while the next one over is flagged.
- Insurance Impact: How much is flood insurance currently affecting your monthly cash flow in these areas? Are you finding the premiums to be manageable, or are they high enough to kill a potential deal?
I would appreciate any insights from local investors who know these streets and can help separate the data from the actual risk.
