Are more investors building backup exits into deals now compared to a few years ago?

Absolutely.

A few years ago, a lot of investors were underwriting with one assumption:“Prices will keep going up, so the exit will work itself out.”

That environment covered up a lot of mistakes.

Today, I think flexible exits are one of the biggest separators between strong operators and overleveraged ones.

The investors staying resilient right now are usually asking:• If the flip market softens, can this become a rental?• If rates stay elevated, does the DSCR still work?• If refinance proceeds come in low, do I have liquidity to hold?• If the property sits longer than expected, can I absorb the carrying costs?• If construction drags out, is there enough margin left?

From the lending side, exit strategy strength matters much more now than it did during the easy-money years.

A deal with only one narrow path to profitability is harder to get comfortable with in today’s market.

I’m also seeing smarter investors intentionally buy deals with multiple viable outcomes:• Flip → Rental• Long-term rental → Midterm rental• Single-family → Room-by-room strategy• BRRRR → Sell stabilized if refinance terms weaken

The market feels less forgiving now, so adaptability has real value.

In my opinion, conservative underwriting and flexible exits are becoming more important than aggressive projections.

Yes, absolutely more important now. The way I think about it: the exit strategy isn't just a Plan B, it's the first filter. If a deal only works on one narrow exit, I'm already skeptical before we run any other numbers.

In my market (LA/Ventura), the deals that are getting done right now are ones where the investor can genuinely say: "If I can't flip this for X in 6 months, I can hold it as a rental and still be okay." Or: "If the rental market softens, I can sell to a primary buyer because the property is in a neighborhood with owner-occupant demand." That layered thinking is what's separating people still buying from people who've essentially paused.

I guess what are the exits? It's either you sell or keep it, now you can get creative when selling such as seller financing etc but a good investor will always review all options and make sure the numbers for a deal are not overly aggressive which can hurt in long run

Not just more important -- absolutely critical. I underwrite every deal with a primary exit and at least two backups now. Five years ago I'd underwrite for a flip and assume that was the plan. Now I'm thinking: what if it doesn't sell fast, can I rent it? What if I can't rent it, can I wholesale it to an investor? What if both of those fail, can I hold it long-term and still cash flow?

The deals I'm most confident about are the ones where multiple exits work. If the property is in a neighborhood where cash buyers are active but also rentable, I'm winning either way. If it only works if I flip it quickly, I'm taking on too much market risk and holding cost risk.

Here's what changed: I used to focus 80% on the flip exit and 20% on backups. Now I spend 40% on each exit option. It's a different way of thinking about the deal. You're not betting on one outcome -- you're building optionality.
