What does your property business plan entail?

Hey guys,

I've put together a plan of what I'm going to do with an apartment complex after I buy it. It'll be a 1-2 year hold and then a 1031. Mine consist of current numbers, how, when and where I'll raise the rents to, maintenance and management plans and the exit strategies.

Here is a sample of an actual business plan for buying, renovating & reselling/refinancing an apartment complex with the address of the complex excluded to protect the innocent.

I have found the better you can articulate your plan of action and how you will execute on that plan the easier it is to get $$$$.

We have been buying and creating business plans for years and because of that we have built a little at a time into a pretty comprehensive plan.

You probably don't need something as comprehensive as this but you may be able to take the table of contents and use the main headings as a starting point for your own plan.

Hi Tony,

A great question, I've recently set up a company selling properties in the St Lucia, Barbados and Dominican Republic. I would have to say that it is hard to estimate how many properties your going to sell, when your going to sell them etc. I would be intrested in knowing how fare you have got with this, enabling me to prepare my own.

I would plan out on a realistic note, allowing you to take advantage of the plus but also on level with the negatives aswell.
