Water leak under foundation tax deductible ?

Hello guys, I have a general question. I am closing on a small multi family 4 plex next week. A couple of big ticket items that need to be worked on are : replace the roof, fix a water leak under the foundation, French drain to be installed and fence repair. Where and how can I check which one of these would be considered a tax deductible expense and which of these will fall under the depreciation component. Thanks in advance

From afar, leak and fence repairs sound like expenses and the roof and foundation work sound like capital items. But more info is needed and your accountant will be able to guide you.
