Multi family financing

Hello all. Reaching out and seeking advice. I have a triplex wholesale deal in Houston that I would like to buy and hold. I would like to borrow full price for the deal. I would pay up to 5% in interest and seeking 10-15 year terms. Investor would have first position. Is or something like this available? Any options pointers, advice appreciated. TIA.

Why would a private lender lend you 100 percent of the sale price without any down payment and with a 5 percent interest rate.  Even banks want you to have some skin in the game.  Investors know if you can't get loans through a bank, you are a high risk and that is why most private lenders charge 8 to 10 percent with points.
