Thanks for replying Mike. That looks like sound advise. I assumed that local banks would offer the best rates, but it seems I need to start shopping HMLs. Im attempting a BRRR. I bought, rehabbed, renting out, now looking at refi. So will now shop HMLs for best terms. Thanks again.

Thanks for responding Scott. When you say Direct lenders I am assuming you mean Hard money lenders? I was reaching out to local banks to attempt to establish a relationship. But, for now it seems Direct lenders, if you mean Hard money, is the way to go. Thanks again!
