Private fund tips on student housing project

Fellow investors, any suggestions would be appreciated.

Recently I won a bid on auction.com for a house near my local university in Rio Grande, OH.  It is an 8 BR 3 BA home that i can purchase for 60k and have a bid estimate for 40k from my contractor who has rehabbed 5 other houses with me.  Our previous rehab is slow selling due to covid. I would need to close before July 10.   My private investor doesn't want to do another deal until we sell the one we currently have.  I already own the 6 BR next door which is renting at 600/room.  I continue to get calls for more rooms. I am positive that this will also fill up quickly when completed.  I am looking for tips on how to find private funding quickly so that I don't lose this cash cow deal.  Any advice would be greatly appreciated!
